Electrician finally called yesterday, I started budgeting the increase a month ago.
My best so far is that roofing nails are harder to get so mechanically-adhered tpo prices are going up. And they can’t get the metal to make the cans for the glue which causes fully-adhered to go up.
Roofing estimator here it’s all fucked. Get price increases every week.
Everything is up. I had a bid just accepted for 280k to build a wooden fence around a community. They sat on it for 30 days. my material has gone up 24k in the last 30 days. Great start to the project by asking for a change order on day 1.

I sell building materials and can confirm that metal and ceiling tile prices will increase again in June by 10%. Also the lead time on metal are out to a 3 to 4 weeks and insulation is out to a month as well. If you have accounts start ordering material you need so that it can be reserved for you. Also, silicone and any latex products especially in the south.
Fuck these lumber prices man. me and my pops bought some osb for a project we are doing 14 at 55 each yesterday. I go today for some 2 x 4s and see plywood is up to 58. 2 x 4s up 1 dollar from yesterday too.
I thought I would get ahead of the man, and buy a sawmill. So I ordered one, and was put on backorder immediately. It's like a conspiracy or something I swear...
